The Victor Valley consist of 5 incorporated towns and has 15 unincorporated communities in the San Bernardino County. Started by a Mr Victor a rail road engineer in the 1800s. As part of the Inland Empire, the Victor Valley is the largest populated area between the City of San Bernardino and Las Vegas. Centrally located for recreational activities like Skiing, Water Skiing, fishing, hiking, gambling, air balloons, ultra-light planes and the lists goes on and on.

The future Victor Valley job growth will come from the Southern California Logistics Airport known as SCLA. SCLA is designated as air cargo facility and will consist of over 8,500 acres of business complexes which will integrate manufacturing, industrial and office facilities. SCLA will drive the future Victor Valley economy in the Victor Valley for years to come...
For the last three years Victor Valley Land was the investors dream. We saw land double and triple in value. Homes appreciate in value beyond anyone's expectations. But then home prices top out and the buying stopped. No surprise, because prices can only go up until people can not afford them.

We are still selling Victor Valley Land, but now we have four times the inventory available. Besides properties being overpriced, there are several reasons why this has happened. Investors started to sell their homes to get out of a negative cash flow. Some homeowners saw the prices jump up and decided they could get even a high price. Then we have the new homeowners who are having a hard time adjusting to the payments and we also homeowners who refinanced and can not afford the new payments.

Concerning Victor Valley Land, people buy land when everyone else buys land. This activity creates a comfort zone. If everyone is buying then it is safe for me to buy. It does feel good to know you are not the only one buying Victor Valley Land. But this creates the domino effect on prices. As more people buy the prices go up. But eventually the land becomes over priced and the buying stops.

It is time to buy Victor Valley Land before the next buying spree, but most buyers still have to overcome the comfort zone. It is much harder to buy land when you do not see the buying activity. When everyone starts buying Victor Valley Land again, those who bought land will just sit and watch. Victor Valley Land buyers now is the time to look into the next area where Victor Valley Land has the potential to double and triple in price like it did in Victorville.

's opinion: Homes and autos sales are down. This usually indicates we are heading for a recession. But the economic indicators show we have a strong economy. Why? Consider this, the war is creating a false economy. Billions of dollars are being spent which comes back into our economy. What will happen when the war ends? Solders return back to their jobs and as the military replenishes their inventories, factory order will drop. Factory orders dropping causing layoffs and more people available for jobs creates unemployment, we call this a recession.

Timing is a key when investing. suggest you that you watch when the war ends, homes and auto sales, unemployment and the interest rate. You need to be prepared for these times. Its best to invest when the investment does not create a financial hardship. Buying Victor Valley Land now may be a good time.

July 28, 2006, attended a meeting presented by the Victorville Planning Department. Victorville is in the process of rezoning an area known as the "Northern Triangle". This area located off I-15 is now zoned mostly for heavy industrial use. Victorville wants to rezone this area to specific plan.

Why rezone? One of the purposes of the planning department is to find the best use for vacant land. Since CALTRANS is planning for alternate Highway 18, known as the "High Desert Corridor" to run through this area, Victorville has decided that commercial and residential may the best use. Changing the zoning to specific plan would give the Victorville planning department flexibility to develop this area.

Two years ago no one had any interest in the "Northern Triangle" because they consider this area too far North. Since the process to work on alternate highway 18 has begun, everyone is starting to look into this area. For those who are not familiar with alternate highway 18, This highway will replace the existing highway 18. The new alternate highway 18 will connect from Lucerne Valley through Apple Valley, crossing I-15 through Victorville crossing the SCLA Airport (old George Airforce Base) and then to the city of Palmdale. So I-15 and I-18 will be a major crossroads at Victorville's "Northern Triangle".

As a major crossroad, several commercial developers and homebuilders now want to develop in this area. Since there is such a high interest, Victorville wants to take advantage of these developers and plans to have the rezoning completed within two years.

Remember the stories about a bullet train from Orange County to Las Vegas. A company called Highland Energy has started meetings to discuss a High Speed Train called the Desertxpress. Their goal is to have the train operating from Victorville to Las Vegas by 2012. Sounds like another fish story, but listen to this. This company has a record for success. They build the first power plant, all natural gas, in California since the power crisis and had it operational in three years. This Victorville power plant has won many awards from the power industry for the most environment safe power source. They are working on a second power plant plan also to be located in Victorville.

How does the high-speed train help Victorville? Highland Energy is planning to place an entertainment center in the "Northern Triangle". This center will not only be the Victorville train station but a complete center for visitors and local residence. It will serve as a commercial hub for Nevada people coming to Southern California and for Southern California people who want a fast enjoyable ride to Las Vegas. People can come, play and travel to Las Vegas in one hour. A second spur is being discussed to connect to the City of Palmdale which would connect Victorville to the Los Angeles Metrolink. This project will be privately funded using federal land easements to meet the 2012 goal.

Another major developer Prologis wants to bring corporate facilities to the "Northern Triangle". This company has more than 2,400 facilities owned, managed and under development in 81 markets throughout North America, Europe and Asia. And just across I-15, Apple Valley had four major housing developments in the process to be approved. With all of this interest in Victorville's "Northern Triangle", investors should consider this a hot area.
